That's quiet a good deal. Are you are prepared to tie yourself in for that long? (If you decide to move you can take the mortgage with you.) Would you be wanting to pay any lumps sums off in that time (Inheritance etc?) I think you are limited to 5 or 10% overpayment if you wanted to do so.
In turn you do get long term security though if rates do drop bear in mind that you may be overpaying and you will have to accept that if it happens.
