Is a covenant a sort of hold or rule over a property saying 'You can't keep chickens' or 'put a fence up in the front garden'

& a breach of it is when you break the rule

There are many different types of covenant - not just to do with property.

For instance, if I leave my firm, I have to agree not to approach any pre-existing clients of the firm for a year. That's a covenant.

Can you elaborate about the context?

It's about a property.

We have a flat which we rent out via an agency and a company have served us a breach of covenant! They want to charge us £170, we know not what it is for [hmmm].

Is it a leasehold flat and the terms of the lease demand that your flat is not sublet without permission?

Yes but we've already told them that we're letting it out, that's the preceding item on the invoice! Bit strange, eh??

In fact the sublet admin charge (£117.50) was charged ten days before the breach of covenant (£176.25) .

I feel a phone call coming on!!! Well, in the morning anyway.

It is most likely that you have forgotten to pay your ground rent or something which would be a breach of covenant. Or did you leave a bicycle on the stairs?
