help on renting a property from my mum

hi all,my mum owns her bungalow,the mortgage is fineshed since dad died,she is now remarrying and moving into a councul bungalow that her hubby to be is currently in.for her security i have suggested that she keeps the house going in case anything happens with them,or if he dies she will have a place to come back to without worrying about rent etc.if she sold it she would spend it all,and will be stuck with rent forever.she has asked me to rent it from her with my hubby and 4 kids as we privatley rent.i want to go throught the books,do it all above board,tennancy agreement etc,she just wants to me to move in and bung her money every month.so my worry really is,if tax credits or anyone else thought i was living rent free would it affect any money i get? i only get child benefit and childrens tax credit,but im terified of getting into trouble with this.any advice is greatly appreciated.
