Got the builders in..need a bit of advice..

had a flood, took 5 months to sort finally got builders in last week, very happy with them , nice guys, proffesional..only prob is, they found some probs they didnt forsee which put them back a bit, they also plastered all the walls 'before' they put the back boxes in for electric sockets..meaning were theyve chipped the shape out, one or two of them now have missing plster around them and tonight most of units are in, but as units are white and doors are cream, the cream end panels have been put in place between units above oven..on prob is the gap was fine 'before' end panels were in ..now theyre not, there is not enough space for the chimney to go in.
on top of this we need the worksurfaces and doors put on, now the wall units movedto accomodate the extra couple cm's, the plumbing for/and a rediator, all the new sockets put on, hopefully the replastering aound the plug sockets(as we are not tiling that high), the under lights(under wall units) put in, the plumbing done under sink and sink put in, frame put in for dishwasher, floor tiles, wall tiles, damp proofing outside and a new window..a lot really...and he's due to finish thiss week as he has another job( a long-few weeks)to start monday.....can it be done? what can i do??..have asked him and he said he's trying his best as he has this other job he has to start..but i just dont know??..were do i stand?, i have a list from him showing all the jobs that are to be done..but if theyre not done by end of this week what do i/can i do??

Withhold payment until they are done?

I am laughing (bitterly) at the thought that your builder will leave you to start another job on time as we have been waiting months for our builder to start and every single week for the last 5 weeks he has said he will start next Monday. Monday comes and no builders..... It is infuriating.

so you're like the person after me whose job he's meant to be doing monday???..so is that what they usually do?, put the next peeple on hold??..i cant say id like that either but i also want this job finished..wonder what he'll do?..getting really stressed now

Normally builders work from 8 ish to about 4 or 5 in the afternoon - if they leave at 4pm they can either go home, pick up things for the next day or to go finish the last job. This might happen to you next week.

Most importantly, where are you regarding money and payment with them?

havent paid a penny yet, so thats one good thing..i do trust them just wonder if/when its all going to pull together and concerned about these smaller things like plaster being re done etc??

The rule re getting the last few things finished off such as you are talking about PinkChick is simple: do not pay until those things are done. Do not believe them when they say they will come back in a couple of weeks to finish off but meanwhile, they have done the main job and can they have payment. Simply say to them, you can have payment when you have done x, y and z.

And don't feel stressed out on the part of other clients (such as myself). I am infuriated with our builder, but not with the other clients he is working for. It is not their fault that he told me he would start the first week in June and still hasn't started yet despite constant nagging.

make sure you write a snagging list & don't make full payment until everything on it is done - it's common to make stage payments eg pay 80% now & the remaining 20% when they finish the job to your satisfaction.

well builder has worked like a trojen until gone 7.30pm tonight, he's listed all that will be done tomorrow (and when he explains it, it doesnt sound too bad), he will then tile floor and walls friday and if needs be, take his right hand man to the new job monday morning and come back to make sure all mine is finished...he's not asked for a penny, despite saying he would need money for materiels and has also put my kitchen on his business acocunt!.so am thinking i should stress less and trust him a little more..i AM very ahppy with his work, but i cant help being sceptical of builders (my cousin has his own business and he's soooo unreliable), hopefully ive found a good one here!?
