Sole Mortgage when on maternity leave

I wonder if anyone has advice or has been in a similar position.

Me and my DH are separating, and will be selling house. Once we sell house I will be on mat leave, and ideally, if I can afford it would like to be able to get a mortgage ASAP so I have somewhere to move into with my kids. I can live with parents for a while but ideally want this to be as short term as possible as my brother and his family are currently living at my parents so it's a busy house!

Has anyone been able to get a mortgage on mat leave, and have there been any unexpected hoops to jump through? I have a stable job and shouldn't have a problem getting a letter from employer confirming my return to work date and salary.

Can't afford to stay in house on my own long term so that isn't an option.

I am a mortgage broker

Usual process is
Letter confirming return to work date and salary
Plan for childcare once returned to work including cost
Savings to cover any extended maternity

@forgotmyusername1 thank you that is so helpful!

Is it more difficult to get mortgage when on mat leave, or if you can cover the above no more complicated?

It isn't that difficult to be honest. I would normally include at least a couple of days childcare as a commitment when calculating affordability as even when family say they will do it the reality is they can't as it is harder than they remember.
