Family springboard/ student mortgage?

I’m looking for a suitable mortgage, not sure it actually exists!
my DS2 and is at Uni and has three years left.

he has accommodation for this coming year. We pay his rent of £650 a month.
he has £40k from us for a house deposit when needed. He could buy a 4 bed near his Uni for around £290k and prices are dropping.

it would make sense financially for him/ us to buy somewhere for him and he can rent the other rooms. But we don’t want a buy to let as we can’t then rent to him, and we’d pay tax on the income.

im looking at a family springboard mortgage. Had anyone got one? Or has anyone found another way to do this?

we don’t have much more in savings. We could probably just about afford to take a loan of up to £30k.
TIA

I'd speak to a professional mortgage advisor. And also, consider what happens if he doesn't want to live in his uni town when he graduates, what you'll do with the property. I don't think many early 20s would want to be a landlord or be tied down.

Thanks, yes good points.
he’s okay with being a landlord but it needs a lot of thought.

HSBC Premier offer preferential rates for your children on mortgages if you meet the income and investment / saving thresholds.
