Have been through the usual web sites and spoken to L&C.
Best I can get so far is Directline at 5.29% for 5 years and £499 fee.

I've just received a set of quotes, although we were looking at 2 years fixed, and the lowest rate was 5.29%.

Not worth fixing for two years unless fee free.

we have a direct line mortgage at 4.99 for five years and that was taken out 2 years ago. 5.29 is good for today interest rate. we found taking a direct line mortgage straightforward and have had no probs with them.

We have 5.09 for 5 years with Cheltenham and Gloucester taken out Dec 06 with a £799 arrangement fee..L and C helped get it, and I thought that was good at the time, so 5.29 looks good now.
