IHT value of house for probate

DF recently passed away. The house was owned by him an DM as tenants in common. When she passed her estate moved to myself in a will trust.

For probate, what do I use for value. The estate agents estimate at 100%, or 50% to represent the ownership % my DF had in the property?

Probate includes everything that belonged to your DF. If the tenants in common agreement was drawn up at 50% then use 50% of the valuation.

Thank you so much. This will mean no IHT and I can proceed as an excepted estate.
