Borrowing extra on the mortgage/ERC

Stupid question I think:

if you want to borrow more money half way through a fix, do you have to pay the early repayment charge? If you stay with the same lender - or is it considered a separate product?

It is separate and usually will have a different rate to your mortgage as well. You will have to stay with your existing lender. If you want to change lender you will need to take the whole mortgage with you, and then you will have to pay the early repayment fee.

We've just done this. Separate product (at cheaper rate) and separate monthly payment from our mortgage payment.
