renting with bad credit history

just wondering if anyone has experience with letting agents. we have put a holding fee down on a beautiful house. however we run into difficulty when my husband was ill 3 years ago and have since set up a debt management plan with stepchange. 1 ccj is included in the plan and i have told the letting agent. we have a guarantor and can afford to move as the settlement we received has covered it. do you think its likely we will be able to rent with our situation?

I am a LL and if someone who doesn’t have the required income or is in a position similar to yours, I’m fine as long as there is a guarantor. I don’t think you will have a problem.

fingers crossed. i have spoken to the letting agents for reassurance and they said theyve known people in worse situations than ours so im trying to relax about it! thanks for your reply xx

We have been in a similar situation and rent through a common agency.
Without a guarantor we were turned down, with a guarantor we were fine. And our financial situation was way way worse than yours!
The other option we were offered was to pay 6 months up front

ah thats fantastic news thanks! just waiting now for the verdict. the agency did say theyve had people a lot worse than us x
