Credit checks for a letting agency

We currently rent direct with a landlord, they did no checks when we moved in, only wanted to see proof we paid rent on time at our last home which we showed via bank statements.

Now we have applied for a new home via an agency as we need something bigger.

They use lettinghub to credit check and reference.

Not worried about reference as one is from employer and another current landlord both have said they are happy to do this.

But the financial credit check is worrying me. Husband and I have about £30,000 debt between us. Luckily this is all now zero or low interest. Never miss a payment, we have actually overpaid accounts for the past year.

Can they see what we owe? We have both been turned down for loans (wanted to consolidate as debts on several credit cards). Worried since we have been rejected the checking agency will think we are a bad bet too even though we have a good income, always pay on time and have no ccj etc... we just made vad choices when younger and are still paying it off, never have trouble with repayments though.

We paid £470 to the letting agency and they say if we fail the lettinghub checks we lose that money so now I am worried!

They can only see ccjs and bankruptcy's. don't panic.

You should be fine. It's more to highlight the negatives. Can you afford your rent? Do your debt repayments take up a big % of your income? They will be looking at whether you can afford the payment compared to what you already pay out of your income. Do you know what your credit scores are?
Saying all that when were renting my DH had a shocking credit file, there was no way he passed the check but we were just upfront with the agent. They told us it's the landlord's decision.

Lettingshub did my reference checks about a year ago.

They did a soft credit check to check for any CCJs/IVA

I'm in about £5k worth of debt and I passed fine.
