does anyone know who'll give me a mortgage for less tha £25K?

25K SEEMS TO BE THE THREASHOLD, BUT I -oops!!- want less than that.

don't want a one account mortgage, too confusing!!

Try Leeds Building Society. We moved our mortgage to them in August and it was for 27.5K fixed for 10 years at 5.15% (I think but it is fixed for 10)...Lloyds TSB wouldn't give us anything other than standard variable (6.75% I think)Unless we borrowed +45K, this is after paying them for 12 years on it!

Leeds seem to be a good bet

we have a flexible one with Abbey - they gave us £25k - we paid it straight back in again - and then drew down what we needed as we needed it (we are building an extension) - for a while we only needed a few thousand and then gradually upped it as required.

WE ONLY NEEDED MORTGAGE FOR 16K BUT THE LEAST WE COULD BORROW WAS 20K BUT WE JUST USED THE EXCESS FOR HOME IMPROVEMENTS

sorry, company called norwich and peterborough. a financial adviser sorted it out for us but i would imagine they are on the net.
