Selling house to not buy on initially

Hi all! Hopefully posting in right place.. I currently have a mortgage, i am thinking of relocating to a different part of the country. However, as it will be a new place, i am thinking of renting initially, with a view to buying eventually.

Wondered how this works? Would i just keep the deposit money + any equity like with a regular sale?
