Anyone got a list of what needs to be put in hand for renting out home

Can all those experienced Mumsnetters who rent out property please give me some advice on things to do, not to do, have to do etc.,in relation to handing over the property for letting to your selected tenants.

We have secured our tenants but what do I need to do now re handing over (they move in mid September). This is our first time on a venture like this and I don't want to forget to do something absolutely vital, like the gas and electricity certificate nor do I want to overlook so something that might have serious repurcussions. BTW is unfurnished.

You need to do an inventory of all the items your leaving in the property. Get them to sign somethign to say that the smoke alarms were tested and they work (I've got a form for this and can email it to you if you want). You need to get contracts for them to sign (WHSmith do packs). I'm sure there are other things we did, but its late and I can't think.... I'll come back tomorrow if I think of anything else
