Cost of House extensions

Hi everyone- i wondered if anyone would be kind enough to share their experience of building extensions with me? We have 4 children in a 3 bedroomed house so we're slowly getting our heads round the fact that we have to extend-can't afford to move!!
Basically, I wonder if anyone couldlet me know how much they've spent on a single storey fairly basic extension- preferably including a small guest bathroom , and if people think it can be done for under £30,000-I live in west Yorks!

any advice appreciated

Around here (East Yorkshire) extensions for an average 2 bed terrace cost about £10K for single storey and just less than double for 2 storey.

Should have no problem. We have just had built (still decorating!) a two storey extension (40 square metres)for bedroom, ensuite, family room extension and downstairs toilet for £55,000. That included expensive built in wardrobes,fancy en-suite and a new boiler to cope with the extra radiators!!

Thanks people-wow Rav that sounds like a whole new wing to your house rather than just an extension!! £30,000 would be our limit-including all fixtures and fittings.

Sounds like we are in the same place, we're currently going through planning for a 2 storey side extension with a sunroom/toy dumping ground to the rear.

We have 4 DC two double bedrooms and a tiny boxroom, our plans are downstairs bedroom and utility room as we can't afford to knock through and extend the kitchen, upstairs another bedroom and doubling the size of the boxroom and the sunroom single storey on the back.

No new bathrooms (we have 3) only one doorway knocked through downstairs then the structural stuff for the boxroom extension.

This is our second set of plans the first set were for a Lshaped extension about 77 square metres a lot of structural work would have worked out at 100K which we couldn't afford.

A rough guide is £1000 per square metre, am hoping this one will be between 40-50K. Will still have to fit out utility, recarpet everywhere and decorate.

We did look at moving but a 4 bed with essentially another boxroom and a garage was 60K more expensive.

Get rough drawings done even do them yourself with dimensions/what you want and asks local builder for a rough quote.

I'm in West Yorkshire, cost wise for single storey is about £1100 psqm for builder route. That would be for the shell & first fix, so electric wires in & pipework for plumbing.

Have a look to see what other houses similar to yours have done either by looking at Google maps on satellite setting or online on the councils planning portal.

Sadly I can't recommend a builder as mine has retired.
