Lodger leaving - what's fair?

So my lodger is leaving after a year here. He paid £450 deposit up front. He wants to leave within a month. Rent is due on 10th Sept. He's just been on 3 weeks' holiday and paid full rent during that time. I'm not sure whether I should keep him to the month's notice (we don't have a written agreement) or let him go when he wishes and return a proportion of the deposit. It may take a while to find a replacement as he's only Mon-Fri. Any suggestions?

Were you clear when he started to rent that you required a months notice? If you were crystal clear then I agree with Natasha.
