Hi. I need to find a broker who deals with 95% mortgages of 300k. Where to find?

Get hold of an independent mortgage broker and ask them to give you some options perhaps?

Got hold of one but he doesn't seem v clued up tbh on anything out of the ordinary.

Try London and Country

I only know of one lender who will even do new builds at 90% and their max loan is 200k. You will struggle to get more than 75% on a new build.

That's honestly just not going to happen Icelolly, have done loads of research and they don't exist. Mortgage lenders think new builds are massively overpriced, you'll be very lucky to get an 80% mortgage on a new build.

Rethinking atm, looking at cheaper development to have bigger deposit.

Good plan. I'm no expert but from research and conversation with independent mortgage advisor still a 20% deposit will get you a much better mortgage.
