London - Lee SE12/ South Norwood SE25???

We are moving back to London after living overseas for 2 years. We are looking at Lee and South Norwood but would love to hear from some people who know those areas, about what it's like there, schools etc. Thank you!

Both lovely areas. City, but parts still have a village/small town feel. Lee more so than South Norwood I think. Lee is good for schools. Also very near to lovely Blackheath Village.

I live in South Norwood and it’s great! Feels safe walking home from the station (either Norwood Junction or Selhurst both into London in 17/30 mins!), lots of parks and facilities including the monthly farmers market and some great new pubs and coffee shops. Plus Stanley Halls is a great venue with a fab coffee shop. Traffic is a bit busy on match days but the fans are families/older so very respectful. Really improved in the 18 months I’ve lived here, I’d highly recommend it and great house prices too that are still going up

We've just left Penge after 10 years living there. We loved it - it's a proper "London village" with a proper community. Worth a look for sure.
