Hello All.. Request your kind inputs to help me decide about buying house in Aylesbury. I am relocating from Southampton for the reason of grammer schools. My daughter is currently 5 years old.

After visiting many places in Aylesbury, I liked 3 developments in Aylesbury. I am in bit of dilemma about which if them is good considering good primary and secondary schools and preferably primary walkable from home..
Grammar is within 2-3 miles from either of these developments so not a big deal..
Other factor to consider is safety and neighbourhood.
Local transport doesnt matter much to me as I can commute to London by any of aylesbury stations and drive to southampton as I need to work few days in week.

I am considering below 3 developments

  1. Kingsbrook ( David wilsom and baratt homes ) on Broughton crossing , bierton
  2. Taylor Wimpey ( Aston Reach )
  3. Berryfields / Taylor Wimpey new burry vales ( Aylesbury Vale )

I would choose the one closest to a good secondary modern and, unfortunately, the ones in Aylesbury don’t always have the best reputation. But things change and so do schools. You should never assume your child will get a grammar place and as your daughter is only five, it’s still very early to see if she is naturally bright and a grammar would be a good fit.

Some of these developments are also huge and have led to last admitted distances for the Aylesbury grammars shrinking considerably in the last few years, plus fewer places available to non siblings.

Just don’t put all your eggs in one basket is what I’m saying.

What did you decide in the end?
We’re renting in Kingsbrook whilst getting to know the local area before buying.
The most off putting thing about Aylesbury is the traffic! Getting from home to school or work or from one side of town to the other is a nightmare.
As your desire is for your child to go to Grammar School in the future, opt for a home nearby because with the rate in which new houses are being built, it will certainly shrink the catchment area for admission.
