Kemsing area: schools, motorway noise and ?

We saw a property in Kemsing that ticks a lot of boxes for us. I’m trying to find out more about the area before putting in an offer.

We’ve been there twice. The first time, motorway noise was faint. The second time, it was quite loud. Why? Is it the wind direction? Does it bother people there at all? Is it getting worse?

The road leading to Otford station is quite narrow in parts. Is the traffic ok in the mornings as I need to drop off DH at the station.

DS is at Judd. Is there a bus service from Kemsing to Tonbridge schools or do I have to drop him at Sevenoaks station?

Any relevant info/advise is greatly appreciated. This is a big move for us and I’m worried 😟

I live in Borough Green so am not Kemsinf based so the only info I can offer is vaguely local! Kemsing is an odd one. The station is a bit of a schlep outside of the village for a start. The centre of the village is pretty enough but a lot of it is rather drab surburbia. Not all the London trains stop at Kemsing so it’s not great for transport. No idea about motorway noise. I know a family who moved from there to Borough Green because our transport is better (we do have buses that go to Tonbridge). Kemsing very well might do. Your son going by train to Sevenoaks and then onto Tonbridge to get to Judd would be a faff (change at Otford then onto Sevenoaks then a change again). Recently there have been a lot of road closures in the roads around Otford and Kemsing which have been a pain (but these aren’t long term).
It wouldn’t be my choice.
