I'm vaguely considering trying to staircase on my shared ownership flat, and as part of that, I'd have to get a valuation from a RICS surveyor.
Many of these are nationwide firms and much of their research is online and generic. I suspect the value that I'd get for my share of the flat if I tried to sell it would be lower than what I'd paid, as there has been a lot of development in the estate and it's all turned into a bit of a mess for certain flats that are closest to the development. None of them have sold recently, though, so the only evidence would be the prices of flats that are less affected (and have held their value). So I would like a surveyor that really knows the local area, knows the Cambridge market well, and could properly consider the future development and other issues like noise and traffic that have come to light since I bought the initial share. If the price that I'd be able to sell as really has come down, as I suspect, I'd like a valuation that would reflect that as I'd be more likely to be able to buy the additional shares that way (it's a bit doubtful that I'll be able to afford it anyway, but I'm just exploring ideas).
