My son is looking for a first-home-buyer flat purchase and can't afford Brighton. He loves Shoreham-by-sea but there are few properties in his price range. In some old threads, there were lots of negatives about Lancing and Worthing. Plus advice to avoid living east of Brighton. Given that lots can change in 5 years, can anyone share a current perspective on the best places to live near Brighton please? He's a 33 year old, single charity Manager and looking for a diverse community, good cafes ... preferably without 'chavs' (this is a new one for me but I guess it's like boguns in Australia?). Thanks!
