Moving to Cornwall to run a B&B

Hello ladies,

Myself and DH are moving to Cornwall 2021 and need help in deciding on exactly where would be the ideal location to run a small B&B. We stayed in a few areas over the summer and fell in love with Falmouth and all it had to offer in the area, but after looking at property prices, it's too expensive. Ideally, we need somewhere in walking distance to the beach/shops/restaurants. We also need to be close to a college for our son who will be 17.

I'd appreciate any ideas

I know the industry very well and live in West Cornwall. Virtually everywhere in this area books well around the year, and there are transport links to all colleges (Penzance/Cornwall College/Truro). Marazion is always hugely popular and not as expensive as some of the better known Mousehole/St Ives etc.

Also Lelant, Carbis Bay, Penzance itself and Gulval.
