Loft conversion quote - thoughts please!

Hi there.

We just got a quote for a loft conversion (for future DDs…) which came to £8,000 + £875 per month for “project management” – see below. Seemed excessive so wondered if people had thoughts on this? Or recommendations in Wandsworth?

What we were quoted if interested:

Design Development:
Developing the approved Concept Design to show any changes to current scheme as required by Client £ 390.0
Preparing and submitting application for planning permission (per application). £ 290.00
Assisting discharge of conditions attached to Planning Consent if required* £ hourly

Technical Design & Production Information:
Preparing technical designs to comply with Building Regulations £1895.00
Submission of Building Regulations Application £ 290.00
Structural designs and calculations (by Atlas Structures) £ 1250.00

Tender Documents & Procedure:
Production of agreed Project Specification & Tender drawings £ 1545.00
Method Statement for the works (for council approval) £ 575.00
Assisting Client with Tender List £ included
Tendering of project to Main Contractors £ 390.00
Contract £ 1175.00

Project Management: £ 875 pcm

Is the £8k just for project management so you'd still be paying the builder on top?

If so then yes, that seem a lot.

We just did a really big attic conversion which included completely changing the roof shape and we paid £40k all in. 1/5 of that just to get to the point where you are ready to build seems too high.

Captain, are you in south west London? That sounds as if you got an amazing price. Did the 40k include architects fees and planning permission costs, can I ask? Would love to know who your builders were - expect the OP would too!

Yes SW London. The £80K included everything except decorating at the end and we are really pleased with the result. I'll DM you the details.

Ours came in about £53k this included all architects fees etc, 2 party wall surveys as we are mid terrace and a new boiler. Bathroom fittings and decoration was on top. We are south London /surrey. Orders.happy to recommend them as we're really happy.
