Local estate agent fees (negotiate?) and conveyancing

Just wondering what experiences people have had negotiating estate agency fees locally? I've heard some go to 1% or lower, but others won't negotiate at all. Any tips?

Also, any recommendations for local conveyancers?

I've used Karen Fletcher at Dixon Ward, as have a few pals, and found her very good.
