Leasehold Property - Deed of Variation - Extensions

Hello,

I am looking at buying a leasehold ground floor property just off the Northcote Road. It is a dump and needs gutting and extending - side return etc. The Freeholder is Wandsworth Council.

My solicitor says that the lease doesn't prohibit building work but does state the garden must only be used as a garden. In order to extend I will need this term in the lease changed.

Has anyone got any experience of getting Wandsworth Council to agree to a deed of variation? What is your experience? Did they charge a lot of money? I am wary of buying a flat that I may not be able to do anything with...

Any advice?!
