Advice needed urgently on Coombe Vale near Cambridge Estate

Hi, We have been looking at houses in Kingston. Is the area near Orme Road/Kenley Road/Arundel Road too close to the cambridge estate to be concerned?

We are not familiar with the area and honest open advice would be much appreciated! Info on anti-social elements, crime incidents, safety at night etc.

Its less than a 5 min drive from the cambridge estate and about a 15 min walk. That felt too close for comfort on the map - but people who live around there would know better.

My house is on a road round the corner from the estate. I had no idea it was thought of so badly. I've honestly never encountered trouble walking through the estate or living by it. I appreciate your genuine question though, and no, I think a 5min drive will feel like you're nowhere near it at all. It's London though, and you may find your own mini 'estate' even closer. It's a lovely area - I hope you find a home you love
