Hi everyone

I was just wondering if anyone could give me an idea as to what's happening with the property market in Edinburgh? I've been following Rightmove and ESPC but it seems as though there just aren't that many houses coming onto the market.

Is it that that new houses are selling before they hit the websites or are there just not that many around at the moment?

I think it depends what price bracket you are looking in. Some groups have greater shifts Than others. Do look at zoopla, and on the market as some companies only promote on certain sites. If you state your budget and what you are looking for your might strike lucky here off market.. Worth trying??! X

There was bit of a flurry to get stuff sold before the stamp duty bands changed I think, so if you're looking above £333k (the point where the new rules get more expensive than the old ones) that might be it. People rushed to sell before that and now are waiting til the new rules have settled so they don;t get people trying to negotiate them down by the difference on stamp duty.

Also, there was a pent up rush post referendum, but that has passed now. situation just now could look a bit calm compared to that maybe?

That's great info, thanks guys. I did wonder if the new property tax might have something to do with it.

Thanks also Datec, we're about 4months off looking in earnest but just trying to get a feel for what's out there and what the houses are like that are available.

New tax comes in on 1 April.

DH works in property and says the market is starting to get busier.

Would your DH expect that more properties will be starting to come on to the market? Where we currently are, a lot of houses are selling before they ever hit the websites so although it looks as though here's not necessarily much out there, it's because they're going so fast. There doesn't seem to be many coming on the websites but as above is it because people have pre-registered and hence theyre going quickly, or is there just a lull in the number being sold at the moment? A poster above (am on phone so cannot see who it was, many apologies) thought that there might be with the new property tax coming in. I was just surprised by how few houses there seem to be and how few seem to be coming on at the moment.

We're selling our flat. It's been up for a week now and we've had 7 viewings, which feels like a lot!

Sorry I've not replied till now. My brain is a sieve.

DH says the market is getting busier on the whole, but there are some areas that are crazy busy and some that are still very slow so it depends where you're looking.

Yeah, he says there's a heck of a lot more demand than supply around there, especially Colinton and Craiglockhart. There might be 16 offers on a place at closing date. His words: Colinton is going nuts.

Weighinguptheoptions, we are in a different area, no definite plans to sell yet but just glad to hear the market is moving swiftly. We are in west ed though so not your desired area. Hope you find something x
