We are considering building a side return/extension to our small victorian terraced house. We're on a tight budget & aware that it's likely to be extremely expensive, so keen to keep costs down wherever possible.
Hiring an architect sounds like would be lovely but I'm sure this is out of our budget (even taking into consideration the 'spend more on an architect to save on the build' adage).
Given that we plan on doing something entirely conventional, straightforward & basically the same as all our neigbours before us, we think that someone with the know how to draw plans that planning/structural engineer/builders can follow would be a good idea instead of an architect & significantly less expensive.
I understand this would be an architectural technologist or architect technician (perhaps subtley different? not sure..). This kind of extension is such a well trodden path surely should be easy to find someone that could do this in their sleep, but no joy yet.
I would be very grateful if anyone could recommend anyone that would fit the bill?
