Moving to Brighton/ Patcham?

Hi, does anyone live in Patcham in the North of Brighton? We are have been wanting to move to Brighton for years and now have the opportunity. We know all the tourist/town bits quite well but we are not sure about areas to live. We have looked at the area around Patcham which looks really nice and affordable. We want a three bedroomed house with a decent size garden for less than £350,000 and Patcham seems to fit the bill. We need good transport links as DH needs to travel around Sussex area for his new job and Patcham seems to have good links to A27-A23. We have only visited once and it seems lovely (lots of tree lined roads and green space) and quite a lot going on for a village - cafes, pubs, restaurants? If anyone is living in the area and could give me the low down that would be great? We are looking at a nice place to bring up a family (although we are not at that stage yet!)

Thought I'd give this a nudge, as we are thinking about Patcham too.

Anyone live there? What do you think of the place? What are the pros and cons? Do you feel stuck out in the suburbs, or does Brighton still feel reachable?

bonuses include free parking, most houses have a garage/driveway so no worries about parking.
friend says everyone drives to school so it can seem unfriedly but it has all the advantages you've listed, easy access to the downs, a roads etc

Hello. We have lived in Patcham for the last two years and absolutely love it. We have a two bed bungalow with a big garden which looks out across to The Downs. We get fantastic sunsets and awesome views on firework night.We don't have a driveway but parking is free and we never have a problem finding a space. I have a five month old boy and enjoy wandering around all the local parks and green spaces. There are excellent bus services into town/seafront. It's super easy to get to the A27/A23 by car too. There are plenty of little local shops around, as well as an Asda, M+S Food, Sainsburys and Co-Op over in Hollingbury. We couldn't afford to live anywhere else in Brighton now, but to be honest I don't think we would leave this area anyway! Good Luck and Best Wishes : )

We live in Patcham - moved here last year from central Brighton - and love it too Smile

As muddyboots says, it's got lots to recommend it. I love it for it's peace, green spaces and general air of friendliness. It's really easy to jump on a bus and be in the centre of Brighton in 15 minutes. Parking is fine.

I've got two LOs, so the fact that Patcham has good schools is reassuring as well.

The house prices are comparatively reasonable (compared with the prices of family homes in, say, the Fiveways area Shock ). Although I have a feeling Patcham prices will start increasing as it becomes the next best place to move to in Brighton.

We live in Patcham - moved from Hove. It has a village-y feel, is on the edge of the Downs, great views, quiet, yet a short bus ride /drive to central Brighton. The bus service is great. Can't comment on the schools as not using them, but they have a good reputation, and the place does have plenty of families and retirees so feels safe. It can feel a bit dead compared to Hove, but I like the peace. You definitely get much more for your money.

Hi there, I grew up in Patcham and loved it, a great village with a lovely family feel, my parents still live there, schooling is good and the links to A27 and A23 are good, moved from Patcham to Hove and now in Lancing !! Never moving away from the seaside !!! :)
