Well I don't know where my post went, but it explains why I have not got any response!!!

So try again

I am moving, along with DP, a toddler and newborn after Christmas from Cleveland to Leeds. I have never been to Leeds and so Rightmove and some handy hints from DP's work mates are my only aids.

I'm looking for somewhere that must be close to Leeds or in Leeds - commutable by train if possible. Must be near decent schools, safe and have things to do with a young family and family orientated.

Would be nice to be a bit more rural than city centre, have park etc close by too if possible. Don't want to be in the middle of a load of students really or right in the middle of the centre with no green land.

Would be looking at renting in first instance budget of around 850 pcm for a three bedroomed and if buying (which will be later down the line if we settle) around 200k (if this helps with the areas we can afford)

I've been looking at Menston (may be a little out of budget), Horsforth and Ilkley on right move but open to suggestions.

Can anyone help me please?

I'm not that up to speed on rents and house prices in Horsforth, but provided it's within budget I think Horsforth ticks all the boxes you have mentioned.

Looks very much in our budget according to right move but quite a range of prices which is a bit odd - I'm assuming like everywhere there are some not so good areas

I'm sure Horsforth is one of those places where it's split in to two postcodes, so some of it is technically another area, but it really still is Horsforth. So people pay for the postcode! I could be wrong though. I'm sure someone told me that recently Grin

That's where I was going to suggest anyway. Look at the towns on the train line out to Ilkley - some are expensive but others reasonable and they are all good areas and very close to the moors.

I think that anywhere that is genuinely Horsforth will have an LS18 postcode. However, there are some areas that fall within LS18 that no one would consider Horsforth. The significance of the postcode thing is that Horsforth School (the secondary school) has recently changed its admissions policy to give priority to children living within LS18. Horsforth covers quite a big area so you will find variation within Horsforth. I think quite a few of the primary schools in Horsforth are often oversubscribed, so if you expect to be living at your first Leeds address at the point when it is time to apply for a primary school place for your elder child, it is worth checking out which school(s) you would realistically get into from that address.

Ilkley is a lovely area with some of the best schools. We moved here some time ago and, in reflection, we think it is, for us, the best move we made. Good luck and best wishes wherever you go though.

Hi. My DP is getting a job in Wakefield and we will be moving to Yorkshire soon. We are looking for a reasonably priced property in Leeds with an easy commute to Wakefield. We have 2 under 3 so good schools and safe neighbourhood is important. Our budget is small, £150K £170K. Any advice would be most welcome.
