Confused about schools in Epsom/Cheam

We're looking to relocate to Surrey -Epsom or Cheam - next year in summer. Currently my ds is in year 5 and dd is in first year of secondary, both private schools as there are a real lack of good state schools in our area. However we are totally confused with the choice of schools in & around Epsom/Cheam. Whilst we love the idea of both going to selective schools I hear there is a huge amount of competition. Ds is bright but sounds like he needs to be a child genius to get into Sutton grammar, Wilsons etc. Also getting dd into year 9 of Non-Such or Wallington etc is almost impossible given that there may possibly be no more than one place available which all the girls on the waiting list have to sit a test for & the one who gets the top mark wins the place! That leaves state schools like Rosebery which look good on paper but not sure what they're like in reality or whether we would be able to get a place in year 9 if we moved to the catchment area. Or is it better to continue with private schooling? Are schools like City of London Freemen which cost thousands of pounds in fees really that much better academically than Rosebery or Glyn school? Any thoughts, comments advice welcome please.
