Moving to epsom

I'm in the process of looking for a place for my family in epsom. Naturally not being a local I have no clue where to avoid. The pricing confuses me for instance we found a nice flat on Christ mount gardens (4 bed) 325k whereas another flat which on paper does not look as good (worple road). This led me to question that either one was overpriced or that something was wrong with the other.
I've heard (by the estate agent) that longmead and watersedge are to be avoided but could not find long mead on the map (only longmead road). Our max budget is 350k so I think we are limited to flats and maisonettes. We just wanted to find one that was not in a dangerous area. Any ideas?

To be honest there aren't any awful places in Epsom and ewell. However I wouldn't want to live on the long mead. The water sedge isn't great but a lot of work is going into it I.e new houses, nursery etc and the school there is great.
Ewell village is lovely. There are afew maisonettes which start at 265,000 for a 2 bed.

My 11 year old is gutted that he did not get into Glyn School. We are 1.7m away and must have just missed out as someone in the next rd has managed to get in. We have been put on a waiting list and am currently No. 17 - really don't know if that is in with a chance or forget it. Any other parents out there who could advise please?
