How is the area around Higham Hill Road/St Andrews Road?

We are relocating from outside of London and considering buying a property that is between Higham Hill Road and St Andrews Road. Would you be so kind to let me know what you think of the area?

Historically quite rough, although I believe there are plans to regenerate the area in hand.

We live near that area and really like it - it's ethnically diverse, yes, but I've never seen anything dodgy or had any trouble, and it's one of the first places I've lived in London where I know quite a few of my neighbours.
