Is Liberton nice?

Hello,

My DH and are heading down to Edinburgh from Aberdeen this weekend to have a look at some properties. Some of the houses are in Liberton, (mainly Liberton Brae) which looks quite nice - is it?

Our criteria are: good primary school / pre-school, easy access to the city centre, at least 4 bedrooms and a garden. We have £500K to spend and we'd also like to live in an area where at least some of the children are likely to go to George Watson's College, my DH went there and would like DS to go there from secondary age.

Any other suggestions on areas we should look at? DH is from Greenbank, so we know about Morningside, Merchiston and Bruntsfield, but neither of us are familiar with many areas outside that and we probably can't afford the size of house we need in those areas.

The houses on Liberton Brae are lovely - but are affordable because it is a really busy road. I would live there - my DH would not. Lots of buses to get you into the city centre....just right outside your door. You will get much more space for your money and will get the 4 beds you want. You are unlikely to get 4 bed and garden in Morningside for under £500k.

I would look at some properties over £500k. The market is picking up but you might still be able to negotiate down.

Watson's is accessible by bus, but it can involve one change of bus. So from Liberton Brae you would bus or walk to Cameron Toll then get the 38 across to Watson's.

Other areas to think about are Craiglockhart, Colinton, Buckstone and Fairmilehead. All have good catchment primaries if you are not thinking of Watson's for pre-school/primary. Liberton Primary is also really good.

The children who go to Watson's tend to come from all over Edinburgh and Midlothian - though mainly south Edinburgh.

We like Liberton. We are on a road near Liberton Brae but off the main road so it is quite quiet. We have heard good things about Liberton Primary and DS starts there this August. Older kids in our road tend to go to Heriots. Much more affordable than Morningside but catchment secondary school is not perceived as desirable but if you are already planning on going private that doesn't really matter. Really good bus routes. Close to lots of green space. Easy access to bypass. Varied housing stock.
