40th party in Brighton or Hove- where has a good function room?

I'm a bit out of touch with the good pubs and bars, can anyone recommend a good pub or bar in Brighton or Hove with function room for a 40th?

Circus Circus on Preston Circus has a good room upstairs

We hired the latest music bar on Manchester street for a group 40th. We had live music and they let us provide all the food. It was about £1000 but that was two floors, about 200 people on a saturday night in April. I think it's much cheaper in the week.

Koba on Western Road is brilliant (and free if you spend over £1k on booze) I had mine there and thoroughly recommend.

There is a room above the Good Companions in Dyke Road, I'm thinking of having my 40th there. Don't know what its like but a friend recommended it so I've got to get round to seeing it at some point.
