any recommendations for builder/architect

Have just seen a flat for sale that needs lots of work done. I think it could be lovely but we would need to have an idea as to what could be done and how much it would cost before we put a bid in. We definitely need to find a builder to have a look and give a quote but I am also thinking it might be worth having an architect to have a look, but obviously don't want to spend lots of money on something we haven't even bought. Any ideas or recommendations very welcome!

I would thoroughly recommend Tim Kennedy who is based in Edinburgh. He has worked in 4 of my houses now (I've moved around a bit). He is a real craftsman and a great (loud) guy to boot. His website is: capomaestro.com

our daughter is looking for a builder that can coordinate various renovation works in a tenement flat (new kitchen installation, new bathroom, , flooring, decoration etc). She is new to Edinburgh. Any recommendations appreciated
