Angel, funny enough, LMB is the only one which I haven't used! And I did hesitate recommending someone I haven't used - but I have heard very good things about him from others who have used him and I have seen his work, because we did get a quote from him, but have decided not to go ahead with our loft at present because of £££££.

LMB should be avoided at all costs! Ignore the fake reviews you see on curated websites - we and other current customers will testify to what it is like to work with this company.

It is not clear what service LMB are offering. Project management was non-existent, and communication appalling. If we were to do this again, we'd manage it ourself - LMB only added stress, cost and considerable time to the process.

They refused to refund an accidental overpayment until work was completed - 6 months later! They are greedy and/or have serious cashflow issues. Corroborating other reviews, every single tradesman that visited complained about late and underpayment from LMB.

We had a severe leak when the roof wasn't secured, and two subsequent leaks at the hands of incompetent plumbers. Once we had paid 90% of the contract, work stopped entirely for a month and only resumed again when we threatened court action.

Behind these headlines lie a multitude of minor annoyances. While some tradesmen were friendly and competent, others were rude and left our property dirty and in some cases damaged.

Lee Murphy represents the worst of the problems that the company have, although when Joanna became involved we did see an immediate improvement.

@NatashaMynhardt - we are planning to use LMB for our loft conversion project. We met Lee Murphy and he seems like a genuine and a nice person. Compared to other companies we invited to provide quote, Lee was precise about the work to be done and the response from them has been good so far (quote, visit etc). Reading your comments made me really nervous. Not sure about the comments from tradesmen as quote from LMB stated that we are paying the tradesmen directly for the completion of each work. Are they really that bad overall? ... they stated that work can be completed within 12 weeks..I'm worried when you mentioned leaking. How's the quality of workmanship? it's difficult to find a reliable and good builder so we are hoping that ours go smoothly as planned...

Can you please tell me if you went ahead with LMB? We are looking into getting our loft converted too and have had them round for a quote. I thought Lee seemed really nice and he knew his stuff. I am a bit confused as there are a lot of good reviews on line and the odd really bad one. I have also had several people tell me not to use them but at the same time they seem to have a lot of work going on in our area. So if they are bad why are so many people still using them??? Obviously this is quite a stressful decision to make as its our home and like most people we can’t afford to be ripped off. I’d be very interested to find out if you still used them and if so how did the job go???

We used LMB for a loft conversion a few years ago. In short, Lee is VERY difficult to work with. To the level we refused to communicate with him and only through his wife who is also the office manager. He will be extremely charming before you hire him and once you signed the contract he becomes greedy and arrogant. Requested numerous payments before they were due and even put debt collectors on us to scare us but luckily we followed the contract thus he had no foot to stand on. The other side to this is the work they did was fantastic. We couldn’t fault the quality but we had to project manage it ourselves as our project manager left the company just as our job started and them Lee was apparently our ‘project manager’...during the 8 week project, he visited the site 3 times....The team who did our work all left his company so I can’t vouch for his current team but the actual quality of the work was good. So if you are willing to put up with a lot of stress and unnecessary pain for a good result then he’s your guy...

Thank you Deborah for your reply! We are only at the stage of getting quotes and LMB is a company our architect recommended. I don’t want anyone doing the job unless they are 100% honest and trustworthy.

The reason they have good reviews is because they like most big firms put a small clause in the contract that says you cannot post about them without their permission. If you leave a negative review they threaten you with legal action. The reality is they take big payments before work is even completed for that stage payment. Generally build quality is extremely poor and this firm has fell out of favour with almost all the decent tradesmen they used. They fail to finish jobs and have left many many customers with sub standard unfinished projects. Use them at your own risk.

@Purdy12345 and @Ita123 Yes, we went ahead with LMB. The team completed our loft project within the 12 weeks timeframe despite it was Christmas time last year. So we are really pleased. The building control officer set extra requirements for us to guard the staircase with fire door/firewall as our boiler is located there. Lee sent his man straightaway to install the Fireline performance (pink)' plasterboard. The officer was happy with the result and issued certificate like a week before Christmas Halo We also had an issue 2 months after that in Feb 2020 with our old toilet. There was a leaking coming from our new toilet in the loft. We texted Lee and emailed the LMB office. They sent the plumbers straightaway to get it fixed. They even painted the wall to cover the water stain. With leaking, we understand it is very difficult to identify what caused it. It was raining heavily that week too. You can read my reviews on Google and Trustpilot. I can completely understand that it's very difficult to find an honest and good builders. Website like mumsnet and Trustpilot really helped me when making decisions. Also, I trusted my guts instinct after reading mixed reviews. One thing i suggest before accepting the quote from any builders is to ensure you list down your detailed requirements and get the builder to add it to the contract. Items like plastering, staircase, fire doors, timbers, reuse of your tiles for the loft etc. Feel free to contact me directly if you'd to know more about our experience. In my opinion, LMB has the best tradesmen doing business with them to deliver the building projects. The foreman and his guys (HTN loft conversion), the electrician, tilers, the plumbers are friendly, very skillful and polite. You pay to tradesmen directly as stated in the quote (LMB provides you the breakdown). Hope this helps.

Glad your team was better then ours we had our loft done and have had nothing but trouble and problems still popping up , very disappointed in LMB and the money we feel we wasted with them. Please anyone else reading this do your research try to pick out fake reviews if you can ie same grammar and spelling errors, I found one review After all this on a site. writen by a trade person (Unsung his own name) who done the work at ours reviewing LMB and quoting how good he was with photos of his work.We feel that we was given the talk and feel into a trap. Now finding it hard to trust other trade people.

Just found this and wanted to say we had a great conversion done by LMB.
Lots of comments from the subsequent decorators etc about how well done it was.
