Moving to Guildford

Dear all. I have posted this in Education and somebody has kindly suggested I try here. Basically, we want to be living in Guildford by the summer.Our buyers are getting very restless with us which I totally understand but we are struggling to find somewhere to go.

My DS1 is in year 2, and DS2 is in nursery (so Year 3 and Reception respectively for September).

I need to know what the best areas to look into would be bearing in mind:

they both have a chance to walk to a decent primary state school
house is not modern and is in a nice road
walkable into Guilford
budget is £700K
will consider renting
cannot consider private (or religion being an actual requirement for admission)

Any advice would be very much appreciated!

How how many bedrooms/size of garden etc are you after?

We're looking for 4 bed (or 3 as long as we can do loft conversion).

this is a good area.

You might find that due to the number of student lets in the town centre, you might find most houses view fairly badly and are a little shabby, like the one above. However, if you are prepared to do some work to a home, you will get a lovely period home for that budget in a central location.

There is a railway around the back of that house, yes.

Very nice area - would be looking onto Stoke Park which is a really large park. Massive area of green, with rugby pitches. Playground, ponds and paddling pool. Also you would be in walking distance to the Spectrum which is an excellent sports and swimming pool centre.

How about checking out houses in Onslow Village? Generally houses here are in the region of 400-700k, good family size homes. Queen Eleanors Primary School and Onslow Infant School in easy walking distance (both good Ofsted reports), approx 15 mins walk to Guildford station/town centre. Recreation ground and children's playground near Onslow Infant School and local shops. Generally it's a quiet area, not near any council estates. Hourly bus in/out of town centre. Definitely worth a look I think based on your criteria...

I think you're right MissRedIndie, Onslow Village ticks all my boxes. I just wish there were any houses for sale there!

Wood Street Village- no contest

Wood Street is lovely, but tricky once you get to secondary age. Sydenham Road is nowhere near the railway!! 10 min walk to station, but the other side of the High Street and York Road from the nearest railway line. Close to HTPD, but you don't have to be Christian to go there, just best if you are not violently atheistic (because you would hate it).
