Help me look for a new house!

Hello, I am hoping for some suggestions as to where I can buy a house that fits the following criteria:

2 beds
Garden of some kind
Scope for loft conversion
East side of the centre as I work in Downend and DH in town
In catchment of good ish primary school
(and here's the crunch) Sub 120k

So far I have identified Two Mile Hill school catchment and Summerhill School catchment as being possibilities - any other suggestions? We are totally happy to move further out of town but from looking so far that would cost more.

Currently we are in a fabulous shared ownership flat in St Pauls, it is amazing but we really want a garden for DD (13mths) and need to start thinking about schools. We only have a small ish deposit hence need for cheapness.

Is Redfield in the Summerhill catchment? loadsa good, cheap houses round here. 3 beds for £114k - can walk into town and close to st georges park and church rd shops. what's not to like?

Thanks 0891 - I have that one saved on righmove already! Grin is exactly the sort of thing I am thinking of. Was just wondering if there were any other cheap areas with nice schools really!

The Park school in kingswood is a really good primary school. Not too far from two mile hill (so not sure if thats the area you are looking at already). Beginning to get oversubscribed though (already 3 form entry).

I like Kingswood, quite a lot of facilities but near to the cycle track adn siston common.
