How to prove we own Spanish property

Hi

Hoping someone can help

My parents bought an apartment in the costa del
Sol in the 80s.

For some reason they never received a copy of the escritura ( Spanish title deeds) or they did and it was lost

They have instructed various Spanish solicitors over the years unfortunately one died and the other went into liquidation with no trace of their documents

They have made enquires of the land registries and there is no record of the purchase

The vendors of the apartment( a company) also went into liquidation

They have been paying the rates and council tax on the property since the 80s but they have been doing this via a lady who lived in the next door apartment. She has paid the bills and rates and has rented out the flat for them and taken it out of the rental proceeds.

I think this lady will be happy to prepare a statement to say this

I don't know anything about Spanish property law but parents are getting on and would like to try and sell the apartment or otherwise make sure that they can show they own it

Any ideas or recommendations for good Spanish property lawyers

If they have been paying Spanish council tax the local town hall may have a record. We received our Spanish deeds on completion of purchase.
