Buying/selling a house in France.

We have just seen a great house, which we can probably get for an interesting price as we know the owner. Dh wants to make an offer straight away, and then put our house on the market. Our bank conseillere says sell our house first, then make the offer. Which presumes the house will still be there. I am in the unusual position of being the more cautious as am worried that our house will take a while to sell, three months from signing the compromis de vente seems very short. Has anyone been in this position, and what have you done?

We have just signed a compromis de vente and will sign the final contract in May but we have agreed that the current owners can stay until July.could you do something like this if your house hasn't sold by then? The notar was very helpful with this and it is all documented on the compromis..
