Please can anyone with any legal knowledge please reply. In January 2022 my tenant left my property leaving 3 months unpaid rent. We had sent the tenant a letter stating they must leave the property or we would be forced to get a section 8. They left that weekend without telling us. They left the house in a terrible mess and left a loft full of junk behind. They had a PAYG metre for utilities as they had owed EDF a lot of money. I rang EDF and asked for utilities to be put in my name. They point blank refused. They said without a court order showing the previous tenant was gone they would not do it. I tried to reason with them asking why couldn't I just keep the PAYG meter, but they would not put account in my name. It took 10 weeks to replace carpets and get rid of ex tenant's rubbish. I rang EDF again telling them the house was restored and I wanted to let it back out so I needed utilities. They again point blank refused. They asked me for previous tenants forward address and I did not know. Over the course of 2022 I tried on 5 separate occasions to ring EDF and try to get utilities back. Finally in February 2023 I rang again and finally got a person who agreed to get the electricity back for me. Still no gas. Once I finally got electricity back EDF sent me an Electric bill with estimated readings until it was almost £1k. This was in spite of having a smart meter and no one had been able to live in the property because it had no supply of electricity or gas. I rang again but EDF kept insisting I must pay it to avoid legal action. The smart meter for gas won't send across the reading. It must not work. I asked for a person to come out and look but they refused. Finally in March 2023 the Gas was switched on. No one had used any Gas as the house had been empty. EDF refused to correct the gas and electricity bills. They refused to compensate me for loss of my income from April 2022 when the house was ready to re-let until March 2023 when I finally got my supply back on. In January 2023 I gave up and put the house on the market. We complete the sale next week. I made a formal complaint to EDF and they offered me £50 compensation. My lost income was over £9k as well as no rent I also had to pay a year's council tax as the house was uninhabited as well as mortgage payments. I had a waiting list with 2 families wanting to move into this 3 bedroom house. Eventually the case went to the utilities Ombudsman who upheld my complaint of 1. inaccurate bill and ordered EDF to correct it. 2. Poor customer service complaint was upheld too. He awarded me £125 compensation. I just feel this is ridiculous as because EDF refused to let me have electricity as Nd gas I lost over £9k income. Do you think I should reject the Ombudsman's judgement and take EDF to court? Also throughout 2022/3 I had to have counselling for anxiety. Much of this anxiety was caused by not being allowed to rent out my property. I am disabled with a blue badge and can't go out to work so I let out the house for an income. I'm not sure what to do. My therapist said for my own mental health I should consider selling the house, which I did and we complete next week. I have had a year from hell with EDF. Would you think I had a good court case against EDF? I have telephone conversation evidence and an email from them from Jan 2022 telling me I could only have electricity and gas if I could provide I got a court order to evict the tenant. I told them I didn't need to get one because they left of their own accord. I am desperate and my head is spinning thinking about it all.
