I hope someone could help urgently as this is a bit of a last minute development.
Husband and I separating, and he will do transfer of equity and take on the full mortgage and ownership if the marital home (I'm still on both the deeds and mortgage)
When I went to get a decision in principle as need one urgently to offer on an amazing house this weekend two lenders tell me that I can get a max of 60k and a bit! I earn almost 40k. Is this because my name is still on the mortgage for the marital home? Is there a way round it?
I need to show I'm 'proceedable' on Saturday!!!

I'd see a mortgage broker urgently. Do you pay for childcare?

If there is still outstanding mortgage on your exiting property, then yes that's the reason. As technically you still have the debt of the other mortgage. Until that's cleared, the additional amount you can borrow will be reduced.
