Dodgy wiring.. As in plugs under a sink
Bedroom floor sinks to one side
Garage leaks badly..
4 windows don't close properly.
Where appliances go there's massive gaps in floor to the outside.

That's to name a few. I'm devastated although I have no idea where we'll even go. Each time we report things it's.. Ill let landlord know and get bk to you and that's it..

Likely the previous tennants ripped it out.

Not cheap unfortunately.
I just don't want to be made homeles kicking up a fuss. I have a teen with coursework. A toddler and due in jan too.

Now some painting been done it's looking fresh upstairs. Lounge and hall will be nicer once painted it's just a bit dirty in places

It's the kitchen mainly.

I hate and kick myself for accepting it..
Juts got to make it what it is I guess.

the Guardian, the BBC, Mumsnet and (shamefully) Shelter all push the fear that tenants can be evicted 'at a whim' and for complaining about conditions. This hasn't been the case for years and each law change makes it less so. However these organisations (and others) continue with this line rather than letting tenants know what rights they have.

Revenge evictions are illegal. That late gas certificate may well mean you can never be evicted; there are cases setting precedent. You haven't answered about the EPC or the how to rent guide which also affect section 21 validity.

You have all the powers and I suspect the agent knows it and is banking that you don't know. If you want to stay in this not-cheap dump, you hold the cards to do just that.

Haven't been given a how to rent guide or epc. However have asked for it.
We have someone coming to evaluate repairs tomorrow so fingers crossed they sort it all

your agents and landlord are seriously, seriously dodgy. Possibly not a smart move to ask for the docs as not having those makes you unevictable, although that late gas cert may well do that. Of course they need evidence that you have been provided with all this stuff... (Decent landlords do all this at key handover and get signatures)

if the EPC is below a certain level it will be illegal to rent the property after April. Hopefully it isn't that bad. Not that your agent or landlord will know or care.
