Nightmare tenant

Hi

I feel so stressed out right now.. So basically my tenant was served à section 8 notice which was put outside her bedroom door she hasn't paid since first week of February and is on a weekly payment schedule. She kept saying I will pay and then never does this happened in January as well and paid everything but this time it is the 12th of March and nothing is paid to us.

On the 20th Jan I told her she will be served with a section 8 notice if she doesn't get in contact and pay up so she said she would pay on the 23rd of Feb some of it and the rest she will slowly pay off. From the 20th Jan I didn't hear anything from her so on Sunday the 25th we went round as the other tenant is my friend and stuck the papers on her bedroom door. She messaged me on the 7th after begging her to get in touch and she said I will pay on Friday and again nothing.

Her section 8 ran out so I texted her saying your issued section 8 notice has ran its course can you give us the key or pay up or else we will now take it to court. Surprise!!! She starts going on about how she's been waiting pour this and will now return to the property and wait for a court eviction as apparently what I have done is illegal and I haven't issued it to her properly.

It's on her bedroom door I have the picture
It's not my fault after over 20 phone calls made she hasn't fucking picked up her phone.
Not my problem she has decided to vacate the property for 2 weeks to do living care even though the date she said she will get back was the 8th of March.

And to top tt off she said she has been waiting for this.

What the hell is wrong with people?

People like this really fuck me off. Not only because it's a pain in the arse for the landlords, but it also gives tenants a bad rep!
Not saying she has pets but I have a small dog as well as a baby, and trying to find a place to rent that allows the pets is really really hard because so many other tenants just wreck the place!

I understand if people come into hard times, but you need to be in contact with your landlord about it. Paying for the roof over your head should be your top priority

I allow pets lol I have a little dog too. However the flat is a little bit small with no garden hence why we moved out..

The Council local to where I work will give temporary accommodation to families that have children under 16, but it will be a b&b and single women will be lucky to get that.

There is some information here on evicting tenants and licences. Are you a member of any of the landlord associations?

And next time, don’t accept any excuses, unless of course you are running a charity rather than a business Smile

To be honest this is the first time we are renting out the property its actually because we want a bigger house to accommodate our dog and maybe a baby in the future. I should have researched this so much more

When is the date that she needs to leave by? Is it a HMO? I’d speak to your local county court if the property has other tenants and you are going for a Posession Order. The Court Bailiffs may not evict her if there are other tenants living at the address and it’s shared and not registered as a HMO.
