If I need my house back and serve a section 21

Do I need to have been served a section 21 myself or is just wanting my house back good enough reason ?

You don't need a reason to issue a S21. You do need to make sure you issue it correctly, or it's invalid, and you need to give two months notice to leave. It's worth bearing in mind that if the people you're evicting will need council help; the council will tell them to sit out the S21 and wait to be evicted by a court before they'll house them.

No reason needed though. Maybe let the tenants know that you'll give them a good reference, if you will.

They don't need council assistance and will want a clean credit history etc

I've found that if you write to the tenant, apologies and explain that unfortunately you need to give them notice they are often much better about it.
In the past I've written giving a months notice that I'll be issuing a S21, so they have three months notice, only once has the tenant been difficult about it.

My plan was to give them 6 months notice, I need the house back in July so I think that's reasonable or can you see disadvantages to that? I'm so cynical these days

Isn't the disadvantage that they might leave inFebruary and give you a void period?

Yeah that's exactly the potential problem isn't it. I'll go with one extra month they are OK financially and won't want to move but it can't be helped. I doubt they will be difficult though

Also mention that as you are moving back ,definitely viewings. Make sure you have done all the right paperwork to ensure that the section 21 is valid.
