Solicitor instructed to deal with sale of land ,should he declare boundary dispute to potential buyers ?

Local solicitor ,I popped in to discuss something ,I mentioned boundary dispute with neighbour . Solicitor " Whoa ,don't say anymore ."

Turns out my neighbour has instructed him to handle sale of backland ,access to which is affected by said boundary dispute . So of course solicitor can't act for us .

But will he have to reveal the boundary dispute to any potential buyers ?

When I say dispute - we've not instructed any solicitors to deal with this ,have only got as far as a survey and planned meeting with neighbours to discuss .

Not sure about land but when you sell a house you have to legally declare any disputes with neighbours etc

yes, he absolutely should disclose this to potential buyers.

And in fact you should formally notify this solicitor of the dispute, by letter, so you have a record.

Or... you could use this in your discussions over the dispute with your neighbour. "of course, mrs neighbour, you do realise that you cannot put this land up for sale until this dispute is resolved?"

Oh dear ,should I twitter ?

It's complicated ( of course ) .I'm resigned to loosing most of the land ( it's a very narrow strip but makes it difficult for us to get anything other than ourselves down the side of our house which is our only access to our garden ) through adverse possession . But the boundary at the front of the house is rather different .

Maybe we can reach an amicable conclusion with our neighbours when we meet with them ....though I'm not hopeful .
