Urgent help please -landlord has got other people living in rented room

My daughter is paying rent for student accommodation. Her money has been paid for occupancy from 1/9/2013.

Landlord has other students in the house!!!!! He's doing up their house and my daughter is unable to get into her property. WTF can we do? Landlord ignoring phone and e-mails. We travel on Sunday. Her room mates have been forced to doss with friends today????

The university might have folk who can advise on housing matters. Most student landlords are known so they might be able to help out (indicate whether she has been shafted or there is an innocent mix up....).

Otherwise, keep trying to contact the landlord. Do you have a home address? If not (it should be on the lease) have a look at the address of the student house on the landregistry website - you should be able to get LL's address from there. You might need to doorstep him.

She and her housemates should start looking for other housing options, just in case...

Are these students meant to be leaving before Friday or do they think they're there for the year?

1 Hope landlord responds to an email
2 Send more emails/ keep calling
3 Could dd stay with friends as her room mates are doing ?
4 Talk it over with other parents
5 Book a hotel for a few nights and see if you can sort it once there ?

  1. Students looking for alternative house but have each paid £1780 as first term rent plus deposit (standard for students). 6 students. All need to find that sum again to be able to rent elsewhere

Bastard landlord

  1. The current occupants are also students staying on for another year and supposed to be in another house but landlord is doing it up. He says 'there is nothing he can do' and suggested they dump their stuff in one bedroom (one of the other occupants???????) and find somewhere else until its ready
  1. House is filthy and won't be ready for them.
  1. I'm driving 9 hours there and back and moving her in on Sunday... ???

I have just spoken to the creep that is the landlord

He will be refunding 2 weeks rent to each student and it will be available and clean from 5pm tomorrow

Student landlords can be the pits. We got "evicted" by the bank in our final year because our LL wasn't paying the mortgage and wasn't supposed to have tenants. The rent was way in excess of the mortgage. We never got our deposit back. It was not what we needed in the middle of our finals!

I will be sending a recorded delivery letter outlining the facts of the tenancy and the breach of contract and summarising our telephone conversation regarding access from 5pm tomorrow and refund of two weeks rent.

It's disgusting. He's had nearly £10,000 from those students and was unrepentant.

I'm in the mood to take it further if he pisses me off anymore

One good outcome... My daughter and her lodgers think I'm a woman not to be messed with. My DD was very impressed with my handling of the call.

Even if you reach an acceptable solution your daughter and housemates should report this to the university accommodation office. They should blacklist the landlord for this.
