Debt & Eviction - bog standard, I hope, but urgent

Hello. Does anyone here know about tenancy (private), debt and evictions? Here's my situation. Landlords issued a Section 25 some time back, arrears caused by benefit cock-up which I didn't deal with in time, and I was in court a month ago. I've since got the housing benefit re-instated and the bulk of the arrears has been paid.

However, my rent went up last November to £50 a month more than HB covers. This leaves about £350 of unpaid arrears, plus the court fee of £175. My rent is £440/month. The judge gave me a month to pay - this expires on Sunday, the 9th. The judge also told the court my landlord's Section 25 was invalid on a technicality.

I've now realised I should be able to get a budgeting loan (am on assessment ESA pending appeal) but have been paralysed by anxiety so unable to think straight about this at all. Clearly the landlord is going to look for eviction asap after Sunday. I need to know what, exactly, to tell them! What's my legal position re the unpaid, court-ordered, debt and the invalid Section 25??

Oh, apparently it was a Section 21 not 25? I need to double-check this. It was an order for possession based on non-payment of rent. It was invalid due to the wrong date of issue.

or try Shelter. I've a feeling they can reapply for a Section 21 (may have already) and you can be pursued for the debt and given a CCJ if you don't settle by 9th.
